Why do Eichler homes in Terra Linda need a different HVAC approach?
Roughly 900 of Terra Linda's homes were built by Joseph Eichler between 1955 and 1965 — concrete slab-on-grade foundations, post-and-beam ceilings, low-pitch roofs, walls of glass, and hydronic radiant heat embedded in the slab. There is no attic to run ducts through, no crawlspace beneath the floor, and in most homes no ductwork anywhere. A conventional ducted furnace-and-AC replacement simply doesn't have a place to live in these houses.
The original radiant systems are now 60 to 70 years old. Early tracts used steel piping in the slab, which corrodes and eventually leaks — and because the piping is buried in concrete, repairs are invasive and expensive. Many owners face the radiant question at the same moment they realize the house has no cooling for the hot inland days that reach the Las Gallinas Valley, and no filtration for wildfire-smoke season.
